Five Deals Closed in Five Days, Amid Sluggish Transaction Market

Post by

Birgo Capital is kicking off March with a surge of activity, completing five separate transactions within a five-day span across multiple Midwest markets.

At a time when multifamily transaction volume remains subdued nationwide, this activity highlights Birgo’s ability to identify opportunities, move decisively, and execute complex transactions efficiently.

In total, these transactions represent $30 million in volume and more than 400 multifamily units across Ohio and Pennsylvania.

# of Transactions (by city):
Pittsburgh, PA – 2
Cincinnatti, OH – 2
Cleveland, OH – 1

This activity aligns with our strategic objective to acquire workforce housing in overlooked markets, and these transactions are poised to deliver significant value creation for our investors.

The acquired properties will immediately be integrated into Birgo's established property management platform – ensuring efficient operations, tenant satisfaction, and capital appreciation. The dispositions represent successful outcomes for our investors in some of our earliest fund vehicles. We are proud to have executed our strategy at each of these properties, and are celebrating a successful transition with the new ownership group(s).

"It's been an exciting start to March for our team. Completing numerous deals in such a short window can be a challenge, and the stellar execution of different transactions across different geographies is a testament to the people and processes we have on our team. We’re proud of the activity we've had so far this year, and look forward to capitalizing on this momentum throughout 2026 and beyond," said Joshua Fischer, Managing Director of Capital Markets at Birgo Capital.

Birgo Capital continues to actively pursue opportunities in markets with strong fundamentals, durable demand for workforce housing, and long-term growth potential across the American Heartland.

This activity also builds momentum for Birgo Heartland Multifamily Fund V, launched in 2025, which targets a portfolio of stabilized and value-add workforce housing communities throughout Midwest markets. The fund focuses on defensive basis, operational improvements, and downside protection to deliver attractive risk-adjusted returns.

Birgo Capital acquires and operates multifamily assets in resilient Midwest markets often overlooked by institutional capital. Guided by a mission of #ImprovingLivesThroughRealEstate, Birgo leverages its fully integrated operating platform and more than a decade of experience to execute with discipline and control.

What the "Big Beautiful Bill" Means for Multifamily Investors

Headlines are loud. Every new piece of legislation comes with a laundry list of political hot takes and market speculation. The One Big Beautiful Bill Act (OBBBA), signed in July 2025, is not just political noise; it is a direct alteration to the financial mechanics of real estate ownership. It reshapes tax treatment, construction incentives, and financing conditions that flow straight through to multifamily underwriting models.

What a 25 bps Rate Cut Signals for Multifamily Across America

When the Fed trims rates, headlines often frame it as a green light for investors. The reality for multifamily operators is that a 25 basis point cut is more of a signal than a solution. It helps at the margin, but doesn’t erase risks or transform marginal deals into winners. If anything, it’s a reminder: Discipline matters most when capital feels cheaper.
