Here is exactly what to expect when you join a Birgo fund:

1. Accreditation Verification

Because our funds are private placements, the SEC requires us to verify that our partners are "accredited investors." We make this regulatory step as seamless as possible through our secure investor portal.

  • You can verify your status quickly by providing a standard letter from your CPA or attorney, or by securely uploading documentation that confirms you meet the income or net worth thresholds.
  • Once verified, your status is generally valid for the duration of the fund’s investment period, allowing you to participate in future opportunities without repeating the full process.

2. The Capital Call and Funding

We don’t take your capital all at once just to let it sit in a bank account. We utilize a "capital call" structure to ensure your money is deployed efficiently into actual properties.

  • When the fund is ready to acquire a new property, you will receive a formal Capital Call notice via email detailing the specific amount needed and a clear timeline for the transfer.
  • Funding is handled through a secure bank wire process. We provide precise, one-to-one wiring instructions through our portal to ensure your capital arrives safely.

3. Reporting and Tax Season

We believe that transparency is the foundation of trust, so we keep you informed through every stage of the property’s lifecycle.

  • You will have 24/7 access to a dedicated investor portal where we post detailed quarterly reports, property performance updates, and more about the assets you helped us acquire.
  • For tax purposes, Birgo issues a Schedule K-1 annually. Our goal is to have these in your hands by March 15th each year, allowing you and your tax professional to take advantage of the significant depreciation benefits inherent in Heartland real estate.
